_Simple details, complex geometry
The design concept expresses itself in the primary facade, where linear curtainwall elements are rotated in section by a few degrees across the length of the building, creating an undulating facade that responds to ground floor circulation. This very simple move allows for straightforward construction to achieve complex geometry.
The facade at the center of the building “reaches out” to greet pedestrians at the entrance. The facade recedes at the two vehicle drive aisles to create a safety buffer between pedestrians and vehicles.
_Hyper Sustainable
This diagram illustrates the extreme measures taken to make this project the most sustainable office building in the city. Diagram created using SketchUp, Enscape, Illustrator, and InDesign. Iterative models were 3D printed at various scales to study facade geometry and lighting conditions in the central atria. The final digital model was output as a shell for a single-print presentation model.

The lobby continues through the elevator core to a rear “tea room” conference space, common to all building tenants. Glass floor panels at elevator lobbies allow for natural lighting down through the height of the building, but also a visual connection with occupants at other levels, interacting with each others shadows.
Mass timber construction continues down to grade when not required to separate office space from parking areas. CLT panel off-cuts are used for built-in furnishings and site elements.

Landscaped atrium light wells are located above the parking drive aisles. Natural light and ventilation are drawn in from the atrium, and exhausted at the vertical circulation cores.
Each level has a strong connection to nature, increasing occupant health and productivity. Stairs at the center and at each end of the building allow for tenant subdivision without the addition of circulation corridors. Only common stair vestibules are required.
